Protecting Your Home This Winter: Essential Tips for Residents

As the temperatures plummet this fall, homeowners and renters need to prepare for the challenges that winter can bring. Sudden drops in temperature, snow, and freezing conditions can catch many off guard. To help you minimize damage to your home and ensure a safe and comfortable winter, we’ve put together a comprehensive list of tips and strategies.

Maintain a Minimum Temperature

One of the most critical steps in winter home maintenance is to avoid turning off your heating system when you’re away. Instead, set your thermostat to a minimum of 60 degrees Fahrenheit to prevent frozen pipes and other weather-related issues. Additionally, open cabinet or vanity doors that expose plumbing to room temperature air, especially if it’s adjacent to an outside wall.

Protect Exterior Water Sources

Water valves serving outside spigots should be closed on the inside and left open on the outside, with no hoses attached. This will allow any remaining water to drain out, reducing the risk of frozen and burst pipes. If water continues to drain after a few minutes, consider contacting your property management company or a plumber for assistance.

Gutter Cleanings

Fallen leaves and debris can quickly accumulate in your gutters, potentially causing both interior and exterior damage. We will be cleaning gutters in late November or December to ensure rainwater and melting snow have a clear path to drain away from your home. The vendors will not call first. They do not need access to the interior. They will, however, knock on the door and let you know they are on the property. Please report any clogged gutters or down spouts that may occur over the remaining winter months.

Maintain Clear Drains

In addition to cleaning your gutters, it’s essential to keep all outside drains clear of leaves and debris, especially those near basement doors. Open window wells should also be free of debris to prevent water from entering your home.

Brush Snow Off Trees and Bushes

Heavy, damp snowfall can weigh down trees and bushes, potentially causing damage to your home and landscaping. Regularly brush snow off bushes and small trees to prevent harm. Keep an eye out for large, dead limbs or cracks in tree trunks, as they may be at risk of falling in extreme weather conditions.

Clear Walkways Promptly

Icy sidewalks and steps can pose a significant hazard to you and others. It’s crucial to clear ice and leaves from these surfaces as soon as possible to prevent potential injuries.

Inspect and Maintain Detectors

Regularly inspect your smoke detectors and carbon monoxide detectors to ensure they’re in working order. Replace batteries as needed to guarantee your family’s safety.

Install Storm Windows

Storm windows can provide additional insulation and help you save on heating costs during the winter. Consider installing them to keep your home warm and energy efficient.

Equip Yourself for Snow Removal

Purchase snow shovels and other supplies well before the first snowfall. Keep in mind that some rock salts and de-icers can be damaging to concrete, so choose your materials wisely.

Test Your Furnace

It’s essential to test your furnace now, as heating companies can be swamped during the colder months. Being proactive can prevent unexpected heating problems. Remember to change your furnace filters every month for proper operation and efficiency.

With these comprehensive tips, you can protect your home and your family from the challenges that winter brings in the DMV. By taking these proactive steps, you’ll ensure a safe and comfortable environment, no matter how harsh the weather becomes. If you have any questions about executing the steps above, please reach out to your property manager for guidance.

Wishing everyone a safe and happy fall and winter!
